Everything in Prestige, plus AI renovation renders, 2D and 3D layout previews, drone footage of the neighbourhood (where permitted), and premium placement on the listing sites. For homes that deserve to be seen first.

A higher final number doesn't come from a bigger marketing budget, it comes from getting the fundamentals right. These are the fundamentals, in both options.

See the home's full potential.

AI renovation renders that re-style each room in seconds, surfacing the design directions buyers might not picture on their own. Useful for tired interiors that are about to be loved again.

Rooms buyers can already picture.

2D and 3D layout renders that turn a floor plan into furnished spaces, with finishes and proportions a buyer can read at a glance. Faster to "yes" than a flat plan ever was.

Show what surrounds the home.

Legally-shot drone footage of your property and its neighbourhood (where permitted). Buyers don't just buy interiors, they buy proximity, sightlines, and the texture of the area. This shows it.

Top of search, not page three.

Premium placement on PropertyGuru and 99.co. Your home appears first in the searches your buyer is running, not buried under sponsored listings from agencies with bigger ad budgets.

When Luxury is the right call, the extra reach typically returns the 0.5% several times over through a stronger final price. When it's not, Prestige is the honest answer, and we will tell you.

Common questions

What first-time sellers usually ask.

When do I pay?

Only when the sale completes. If your home doesn't sell, you pay nothing, no marketing fees, no listing fees, no consultation fees. The percentage is taken from the sale proceeds at closing.

How is the fee paid? Is GST on top?

The fee is paid out of the sale proceeds at completion, typically through your lawyer. GST is charged on top at the prevailing rate (currently 9%) and is reflected in your closing statement.

What if I want to buy a property, not sell one?

The percentages above are for selling. If Adrian is helping you find and buy a property instead, we'll quote separately based on what you need, a single home search, a portfolio acquisition, or a multi-generation arrangement. Often the buyer's side commission is paid by the seller's agent (industry practice) so there is no fee to you.

Do I sign anything that locks me in for years?

No. The agreement is usually for 3 to 6 months, with a clear end date. If you're not happy at any point, you can end it.

Can I work with other agents too?

Both options are exclusive, meaning during the agreement, we are your only agent. This lets us run a coordinated sale (one price story, one set of photos, one set of viewings) and protects your home from looking "shopped around," which usually lowers offers. If a buyer's agent brings a serious buyer, we work with them and split the fee, at no extra cost to you.

How do you decide which option is right for me?

We come look at your home, talk about your timeline, and give you a frank recommendation. Most homes do well on Prestige. Luxury makes sense when the home has a story worth telling on film, when the price range justifies the cinematic spend, or when premium placement and drone work meaningfully change the buyer pool.

What's not included?

Government stamp duty, legal fees you pay your own conveyancing lawyer, and any renovations or staging you choose to do before listing. We can recommend trusted lawyers and contractors if needed.
