What would it cost to put your lease back to 99 years?

Search your condo or HDB block, add a second to compare, and see the answer worked through Bala’s Table — the table the Singapore Land Authority uses.

Your property

What it means for you

A number is not a decision.

Whether a shortening lease should change what you do depends on when you plan to sell and who buys it after you. That is a conversation.

By messaging, you agree that Adrian Lim (PropNex Realty) may reply on WhatsApp about your lease question. Your number is never sold or added to a list. Say the word and the messages stop.

This is an estimate, not SLA’s figure. SLA assesses a lease renewal premium on land value at a site-specific rate set by the Chief Valuer, not on a unit’s market value. This page applies the same published table to a figure you supply. And no individual owner can top up a lease alone — not a condo owner, not an HDB flat owner. It happens at site level, normally through a collective sale; for HDB, SERS and VERS are different mechanisms. Read the figure as what your remaining lease is worth, not a price you could pay.

Transaction figures are published market data (HDB resale records from data.gov.sg, private records from URA), shown as context about a project. They are never multiplied by your floor area to value your home. Medians are suppressed below three recent sales. Lease commencement is a year because neither source publishes a day. Property decisions depend on individual circumstances; consult the appropriate licensed professionals before acting.
