We started together when they were upgrading from HDB to their first private home. Today they're upgrading again, into bigger places, homes where their parents can move in and their kids still have room to come back.
That's why I built Adrian Lim Properties, a practice with one job: to be there for these families across the long haul, not just the next deal.

Ten years ago, this client only had one home, an HDB flat. He wanted to grow his property portfolio for his family.
First, Adrian helped him sell the HDB and move into a private condo. A few years later, sell that condo and move into a bigger one. Then sell that condo too, and buy a landed home in District 15. Four transactions. One family. One plan.
Along the way, Adrian told the client to skip several other properties, homes that looked good on paper but had no real upside. Saying no was just as important as saying yes.
The client introduced his two sisters and brother-in-law. Adrian now plans property moves for the whole family, buying, selling, upgrading, as one connected portfolio.
On the D15 landed home alone, paper gains are already close to 70%. Ten years in, the family is still here. Adrian is still their first call.

Back in 2009, Adrian helped one couple sell their HDB and buy their first condo. That's it. One deal.
First the husband's brother needed help. Then the sister-in-law. Then the brother's two business partners. One client, slowly, became seven deals across fifteen years.
Adrian treated every new person as a long relationship, not a quick sale. When the timing was wrong for a buyer, even when the commission was right there, we said no and waited. Twice. The trust that built is the reason the calls keep coming.
Three of those original families have upgraded a second time with us. The kids who were eleven when we met are now buying their own first private homes.
