The hard ones are: "Will we still be glad in seven years?" and "Are we making a ten-year decision in six weeks?"

For multi-generational families, the right home isn't the one that fits today. It's the one that still works when your parents move in, your kids move out, and your life looks different in ten years.

How we work differently.

Four principles · Locked

The first meeting is about understanding your needs and the plans ahead. We listen before we look at units, because the home has to work for everyone who'll live in it, not just the cheque-signers.

The specialists are the names, lawyers, mortgage bankers, accessibility designers, financial planners. The relationships are the years behind them, built deal by deal, so when we warm-introduce you, you skip the cold start and inherit the trust.

Every unit gets a future-buyer test. If the pool that would buy this from you in five to ten years is too thin, we'll tell you to walk away, even if you love the unit.

Cinematic home tours, professional walkthroughs, the kind of marketing usually reserved for the top end. Built so the parents who can't always visit in person can still evaluate properly, and so the right buyer finds your unit fast.

09 · From Adrian

Most of my clients have been with me for more than seventeen years.

We started together when they were upgrading from HDB to their first private home. Today they're upgrading again, into bigger places, homes where their parents can move in and their kids still have room to come back.

That's why I built Adrian Lim Properties, a practice with one job: to be there for these families across the long haul, not just the next deal.

"From an HDB flat to a landed home, over ten years."

Where we started

Ten years ago, this client only had one home, an HDB flat. He wanted to grow his property portfolio for his family.

What we did, step by step

First, Adrian helped him sell the HDB and move into a private condo. A few years later, sell that condo and move into a bigger one. Then sell that condo too, and buy a landed home in District 15. Four transactions. One family. One plan.

The properties we said no to

Along the way, Adrian told the client to skip several other properties, homes that looked good on paper but had no real upside. Saying no was just as important as saying yes.

The family followed

The client introduced his two sisters and brother-in-law. Adrian now plans property moves for the whole family, buying, selling, upgrading, as one connected portfolio.

Where they are today

On the D15 landed home alone, paper gains are already close to 70%. Ten years in, the family is still here. Adrian is still their first call.

How it started

Back in 2009, Adrian helped one couple sell their HDB and buy their first condo. That's it. One deal.

Then their family started calling

First the husband's brother needed help. Then the sister-in-law. Then the brother's two business partners. One client, slowly, became seven deals across fifteen years.

What we did differently

Adrian treated every new person as a long relationship, not a quick sale. When the timing was wrong for a buyer, even when the commission was right there, we said no and waited. Twice. The trust that built is the reason the calls keep coming.

Where they are now

Three of those original families have upgraded a second time with us. The kids who were eleven when we met are now buying their own first private homes.
